Why a landscaping company remodels houses

Fair question, and it deserves a straight answer. This crew already frames decks, builds roof pitches, sets stone and runs drainage. Those are the same trades, the same tools and the same standard that siding, trim, gutters and interior work take. So when somebody we mow for asks who to call about the rotten fascia board or the guest bath, the answer is us.

That is what One Call, We Do It All actually means here. The yard, the patio, the drainage and the house are one property with one person responsible for it. You are not chasing four companies who each blame the other three.

Exterior work

Siding, trim and fascia

Rotten fascia and soft trim are the most common call we get on the outside of a Georgia house, and it is almost never a siding problem by itself. It is water, from a gutter that overflows every spring when the pollen and the pine needles pack it solid, or from a roof edge with no drip edge behind it. We replace the wood, fix what let the water in, and wrap or paint it so it stops happening.

Gutters and downspouts

New gutter, replacement gutter, guards, and downspouts that actually discharge away from the house. Since we do drainage, we can tie the downspouts into buried pipe and carry the roof water to a pop-up emitter out in the yard instead of dropping it four inches from the foundation.

Roof replacement

Tear-off, decking repair where it is soft, underlayment, flashing at the walls and valleys, and shingles. Most roofs in this market are architectural asphalt. Flashing is where roofs leak, so that is where we spend the extra time.

Exterior paint

Wash, scrape, prime bare wood, caulk the joints, then paint. The prep is the job. Paint over dirt and chalky old finish comes off in sheets after two summers of Georgia sun and humidity.

Interior work

Kitchens and baths

Cabinets, counters, tile, fixtures and the trim work around all of it. If the layout stays put, this is a clean project. If you want to move a wall, a stack or a panel, we bring in the licensed trade for that part and tell you up front what it adds.

Flooring, trim and doors

Luxury vinyl plank, hardwood, tile and carpet, plus baseboard, casing, crown and interior doors. Old houses are not square and old subfloors are not flat, so we check both before anything gets ordered.

Drywall and paint

Patch, hang, finish, texture to match, prime and paint. Matching an existing texture is a skill and we would rather match it than tell you the whole ceiling has to be redone.

Basements and bonus space

Framing, insulation, drywall, trim and finish for an unfinished basement or an over-garage bonus room. In a basement we want to know the outside is dry before anybody hangs a sheet of drywall down there, which is one more reason the drainage side of this company is useful.

What we will tell you before we start

Some jobs belong with a specialty contractor, and we will say so. If your project needs a structural engineer's stamp, a licensed plumber moving a stack, or panel and service work by a licensed electrician, we either bring that trade in or we tell you to hire them directly. We are not going to take a job just to keep it in house and then learn it on your house.

The same goes for scope. We would rather talk you out of the version you cannot afford to finish than start something and leave it open. You get the scope and the number in writing before we start, and when something behind the wall changes the job, you hear about it that day and not on the final invoice.

Working around your family

Interior work happens where people live. Floors get covered, dust gets contained, tools get put up at the end of the day, and the work area gets swept before the crew leaves. You get one point of contact, and it is the same person every day.

Tear-off, soft decking replaced, underlayment, flashing at every wall and valley, then shingles. Flashing is where roofs actually leak.

Finish level

The same bathroom footprint can be a builder-grade refresh or a tile-and-stone build. Labor moves with the material, so the selections you make change the number as much as the size of the room does.

What is behind the wall

Rot, old wiring, a leak nobody knew about, or framing that was never right. We price what we can see and we tell you the day we find something we could not.

Trades and permits

Moving plumbing or electrical brings in a licensed trade and, in most jurisdictions, a permit and an inspection. Those fees and schedules belong to the county and the trade, so we put them in the estimate rather than absorbing them quietly.

Access and occupancy

A vacant house works faster than an occupied one. A second-story exterior needs staging that a ranch does not. Both are real line items and both are cheaper to plan for than to discover.

    Inside and out. We look at what you want done and at what caused the problem, because those are often two different things.

  2. Scope, selections and the number

    What is included, what is not, which trades come in, and what a permit would add if the work needs one. In writing before demo starts.

  3. We build it and clean up daily

    Floors covered, dust contained, tools put up at the end of the day, and the debris hauled off in our truck instead of sitting in your driveway.

Are you licensed and insured for this kind of work?

We are licensed and insured. Ask Hunter when he walks the property and he will give you the current paperwork for your records, and the certificate for your file if your HOA or your lender wants one. Where a job calls for a trade license we do not hold, we bring in the licensed trade rather than working around it.

Do you do the whole job yourselves or subcontract it?

Framing, siding, trim, drywall, flooring, tile and paint are our own crew. Plumbing, electrical and anything that needs an engineer go to licensed trades we work with, and you will know who is coming and what they are doing before they show up. Either way you deal with one person and get one invoice.

Can you do the yard work and the house in one project?

That is the whole reason to call us. New gutters and a downspout drain line go in on the same trip. Siding on the back of the house and the deck it ties into get built together. Landscaping goes in last so it does not get trampled by the crew working on the house.

Do you handle the permit?

Where the work requires one, yes, we pull it and we are there for the inspections. Cobb County and every neighboring county and city run their own building department with their own submittal packet and their own fees, so the answer depends on the address and on the scope. We will not quote you a fee or a review time that belongs to the county.

What happens when you find something unexpected?

You hear about it that day, with a photo, before we cover it back up. Then you get the cost to fix it and the option to decide. Nobody likes a change order, but everybody hates finding one on the final invoice they never agreed to.

Do you take commercial work?

Yes. Residential and commercial both. Tenant spaces, offices, rental turnovers and property manager work are all things we do, and we can schedule around business hours when the space has to stay open.
